Homeless Prevention Services: Rent, Mortgage and Utility Assistance
At Lazarus House, our goal is to reach out into our community and help people before they become homeless, so they can stay in their homes and get back on their feet. For people who have previously been homeless, we help them re-integrate back into the community with independence and dignity.
We have access to limited grant funding that allows us to provide assistance with rent, mortgage and utilities. To receive help, funds must be available and individuals must qualify according to grant requirements. Within certain programs, case management services and life skill classes are offered.
We serve residents of Batavia, Geneva, St. Charles, and western rural Kane County by residential address.

Types of Programs We Administer
These specific programs are based on federal, state or local guidelines and funding availability.
- Emergency/one-time rent, mortgage or utility assistance
- Ongoing rent subsidies for very low/extremely low income households
- Permanent supportive housing for the chronically homeless with a disabling condition
- Short- to medium-term rental assistance (income eligibility and length of assistance strictly defined)
Funding Sources & Qualifications
To be considered for the grant, the household must be able to provide documentation that the problem has resolved itself and they are able to pay all bills on their own the following month.
This grant is only available when funds have been provided by the State of Illinois.
Those who participate in the program benefit from ongoing rent subsidy and meet weekly with a Case Manager to assure their stability and success.
How to Apply for Assistance
The first step is to call Lazarus House at 630.587.5872 or email info@lazarushouse.net, and ask to speak with a Homeless Prevention Services staff member.
We can help you determine which, if any, programs you might quality for and the type of assistance you might be eligible to receive. We can also provide referrals to other community resources if needed, as well as personal budgeting assistance for program recipients.
Typically, eligibility is determined by several factors, such as your household income level, the number of individuals in your household, stability of your income, age, disability and citizenship status.
You will be required to provide documentation to verify your identity, income and housing status (for example: birth certificates, tax returns, names and addresses of employers, landlords, banks, etc.).
